A female challenge in the second-home market

Posted by Realia on April 16, 2024

“Winning challenge. The new rich are?: The Polish.”

Golfo Aranci. More and more women are also successfully doing business in Gallura. In Golfo Aranci, for example, there is a female team that has staked its cards on the second-home housing market, and the challenge has proven successful. “Realia Brokers,” established in 2015, CEO Clelia Melisnative of Cagliari, together with Cynthia Schmukler, an Argentine of German descent who has lived in Olbia for some time: two women who know the best marketing techniques and equipped with experience that brings together technology, innovation and professionalism. Also Natascha Aberle, who cames from Germany, has recently joined to the team and then there is a contributor who maintains the Polish-language site. Not only that. Also joining the team is Marina Caocci, who will follow rentals.

“We have always dealt only with second-home sales,” they say, “but now we have taken it a step further. The Via Libertà office, where we have always worked, will be precisely dedicated to rentals, while in the new one-which opened just last Saturday-we will follow sales.” Clelia Melis, in the past, worked in commerce; Cynthia, on the other hand, had an Internet outlet. They thus pooled their expertise by deciding to enter “a market that knows no crisis and that even in Golfo Aranci has developed significantly. We, in nine years, have never had a collapse. Not even during the pandemic did business slow down. And there is a positive aspect, which should be emphasized: many of our sales we conclude with women, whose economic power has grown.”

Two sites on which one can learn about the agency. “One, which we manage, is in English, Italian and German. Then we also have a site in Polish. And this is no accident. The new rich are precisely the Poles. We recently sold a beachfront villa in Baia Caddinas, and the buyer designed the first sixty-foot electric catamaran that provides a luxurious, low-impact sailing experience. But we also work well with the Swiss, Germans, British and Americans, and in addition to Golfo Aranci and its surroundings, we operate in Porto Cervo, Porto Rotondo, Porto San Paolo, Punta Aldia, Cannigione and Baia Sardinia. Of course, we also have Italian customers, 80 percent of whom come from Lombardy.”

Today, as the two real estate brokers reiterate, “the market is predominantly online. So it all starts on the Web. Then the first phone call is of paramount importance. That’s where we build a relationship with prospective buyers, and once they come to Gallura to take a closer look at the second home to buy, we are by their side every step of the way, not just showing the property. In short, we adopt a personalized strategy for each client and try to provide the best complementary services to simple real estate brokerage. And this is an added value. But we can say, a rather unusual aspect, that we have also concluded several sales in Golfo Aranci sight unseen,” and in some cases the buyers did not even know the area.” Speaking of Golfo Aranci, “when we started we were selling second homes at 3500 euros per square meter in the first row, today we get to about 12 thousand euros. So prices are growing, but the market is also flying.” (Stefania Puorro – La Nuova Sardegna)
